Colonial Title

Walking into Colonial Title’s Midtown Tulsa office is a little like stepping into a friend’s home—if that friend happens to have impeccable taste and a knack for hospitality. From the personalized welcome sign for guests at the front desk to the warm smiles of every employee, it was clear that this wasn’t just any title company. It was a place where people cared—about their clients, their colleagues, and the work they do.

“It’s not just about the closings,” says Keith Stitt, owner of Colonial Title and an attorney with a passion for real estate law. “It’s about creating an experience where people feel valued and at ease during one of the biggest milestones in their lives.”

As one of the few attorney-owned title companies in Oklahoma, Colonial Title offers a level of expertise and personal care that’s hard to match. After nearly 20 years in business, they’ve become a trusted partner for real estate agents who want their clients to have a seamless closing process.

A Foundation Built on a Lifelong Dream

Keith Stitt’s journey into the title business started with a fascination for the stories hidden in abstracts—documents that detail the history of a piece of land. After earning his law degree from the University of Oklahoma and gaining experience in private practice and as an intern for a developer, Keith moved back to his home state in 2004 and, at the encouragement of his brother, who was in the mortgage business, he decided to open Colonial Title.

“I’ve always been intrigued by the history of a property,” Keith shares. “Reading abstracts is like uncovering a piece of Oklahoma’s past. It’s one of the things that makes our work so unique and rewarding.

Colonial Title’s approach is steeped in this passion for the work. With three attorneys on staff, they’re uniquely equipped to handle complex transactions and ensure that every detail is correct. While Keith leads the team of attorneys at Colonial, Greg McKenna also handles residential closings, while Jeff Lauer works exclusively with Red Bud Title, the commercial arm of Colonial. Real estate agents appreciate having direct access to attorneys who are readily available to answer questions and provide clarity for their clients.

“We stand behind our work, and we always answer our phones,” Keith says. “When agents send their clients to us, they know they’re in good hands.”

Happy Employees, Happy Clients

At the core of Colonial Title’s success is its company culture. Keith believes that investing in his employees creates a ripple effect that touches every client. With an average employee tenure of 13 years, it’s clear that this philosophy works.

“We’re a family here,” says Keith. “When you take care of your team, they take care of the clients. It’s as simple as that.”

Tina Pendergrass, Colonial Title’s top closer who has been with the company since its inception, recalls the challenges of the COVID-19 housing boom, when business increased by 50%. “We were working long days, but we made it happen without cutting corners or sacrificing service. That’s the kind of dedication you find here.”

This commitment to their employees extends beyond the office walls. Keith sees his role as more than just running a business; he’s a provider of opportunities. Many of his team members, including single moms, have built stable, thriving lives thanks to the support they’ve found at Colonial Title. “I really feel like I was meant to take care of people,” Keith adds.

A Commitment to Community

Colonial Title’s impact reaches far beyond their two offices in Midtown Tulsa and Owasso. Over the past two decades, the company has donated more than $1 million to local nonprofits. They also offer reduced fees to first responders, or “Hometown Heroes.”

“Giving back is part of who we are,” Keith says. “We’re not just here to do business; we’re here to make a difference in the local community we love.”

This dedication to service mirrors their approach to client care. From the welcoming environment in their new, beautifully appointed offices to small, thoughtful touches—Colonial Title is all about making people feel special.

“I still remember the first time I bought a home, and the closing gift was Otis Spunkmeyer cookies,” Keith laughs. “It seems small, but it stuck with me. We want to create those kinds of memorable moments for our clients.”

Why Agents Choose Colonial Title

For real estate agents in Tulsa, choosing Colonial Title means more than just a smooth closing process. It means partnering with a company that shares their values of professionalism, care, and community.

“The most rewarding part of my job is handing over the keys and seeing the joy on a client’s face,” Tina says. “We’re here to make that moment as stress-free and memorable as possible.”

With plans for expansion and a commitment to staying ahead of market challenges, Colonial Title is poised to serve Oklahoma’s real estate professionals for years to come. Whether it’s protecting against real estate scams with the latest technology or ensuring every abstract is meticulously reviewed, they’re dedicated to excellence at every turn.

So, the next time you’re looking for a title company that understands the importance of happy clients and happy agents, consider Colonial Title. With their attorney-led expertise, commitment to culture, and heart for the community, it’s a partnership that goes beyond the closing table.
